1. Curling or Buckling Shingles

Shingles that curl at the edges or buckle in the middle have lost their weatherproofing ability. This is one of the most visible signs of roof failure and common in West Michigan after repeated freeze-thaw cycles.

2. Granule Loss in Gutters

Check your gutters after rain. If you see piles of dark, sand-like granules, your shingles are shedding their protective coating. Some granule loss is normal on new roofs, but heavy loss on roofs older than 10 years signals the end of their useful life.

Go into your attic on a sunny day. If you see pinpoints of light coming through the decking, moisture is getting in too. This requires immediate attention.

4. Sagging Roof Deck

A visible sag in the roofline means structural damage — either rotted decking or compromised rafters. This is urgent. Do not wait on a sagging roof.

5. Water Stains on Ceilings

Brown or yellow stains on interior ceilings are the most common sign of an active leak. The leak source is often far from where the stain appears, as water travels along rafters before dripping.

6. Your Roof Is 20+ Years Old

Asphalt shingles in Michigan typically last 18–25 years. If your roof was installed more than 20 years ago, schedule an inspection even if no visible damage exists. Failure can accelerate quickly once shingles pass their rated lifespan.

7. Neighbors Are Replacing Their Roofs

Homes built in the same subdivision around the same time used the same materials. If homes around you are getting new roofs, yours is likely on the same timeline.

8. Rising Heating and Cooling Bills

A failing roof lets conditioned air escape and outside air in. If your energy bills have crept up without other explanation, poor roof insulation or ventilation from a deteriorating roof could be the cause.
