Is Your Basement a Candidate?
Not every basement should be finished. Before investing, check for:
- Water intrusion — any history of leaks or seepage must be resolved first
- Ceiling height — Michigan code requires minimum 7-foot finished ceiling height (6'4" under beams)
- Egress — bedrooms require an egress window or door for emergency exit
- Foundation condition — cracks, bowing, or settling must be repaired before finishing
Cost Breakdown
For a typical 800–1,200 sq ft Grand Rapids basement:
- Basic finish (drywall, flooring, lighting): $25,000 – $40,000
- With bathroom: add $8,000 – $15,000
- With kitchenette/wet bar: add $5,000 – $12,000
- High-end (custom built-ins, theater, bathroom): $50,000 – $80,000+
Permits Required
Grand Rapids and most Kent County municipalities require permits for basement finishing that includes electrical, plumbing, or framing. Inspections are required at rough-in and final. Grand City Builders handles all permit coordination.
Waterproofing First
Michigan's high water table and clay soil make waterproofing critical. Interior drain tile with a sump pump is the standard solution. Budget $3,000–$8,000 for waterproofing if your basement does not already have a system. Finishing over a wet basement is the most expensive mistake homeowners make.
Smart Design Choices
- Use moisture-resistant drywall and flooring (LVP, tile — not carpet directly on concrete)
- Insulate rim joists and walls with closed-cell foam for energy efficiency and moisture control
- Plan HVAC extensions early — your existing system may need capacity upgrades
